Renting out your home or vacation home is not as simple as it may seem.

Before you hand over your keys, there are a few necessary precautions.

Remember an online vacation rental company is usually just the middle man.

While the company may give potential leasers sample contracts and suggest holding a deposit, the companies themselves are not always liable.

CSA insurance has partnered with Homeaway vacation rentals to offer accidental damage property protection for $39.

After a recent headline-grabbing incident, now offers hosts up to $50,000 coverage for any loss or damage caused by a guest.

Either way, before you accept a rental booking, take down all the necessary information from renters—especially a home address and credit card number.

Then get on the phone and vet each renter with a conversation. Know the purpose of their trip, the number of renters, and if they have stayed in a rental before.

A high number of tenants, children and pets are obvious hazards.

But, also be on the lookout for local guests renting for just one night. They might be thinking house party.
